A private office is the right choice if your work requires a lockable room. This may apply, for example, to a small consulting team that regularly works on site and does not want to hold client or internal meetings in an open-plan environment.
At M17, you can choose from private offices, team offices and entire floors ranging from 13 to 480 m². The spaces are available furnished or unfurnished. Day offices and short-term office rentals are not part of the offering.
Business Address Without a Dedicated Office
A typical scenario is a company that works primarily remotely or at client premises but requires a physical business address in Munich with its own mailbox, company signage and mail acceptance. M17 offers two options: Business Address and Business Address Plus.
Before entering into a contract, M17 reviews whether the intended use is compatible with the selected option. Trade registrations, entries in the commercial register and other official registrations remain subject to approval by the relevant authorities.
Dedicated Desk in a shared office
For one person who regularly works in Munich, a permanently assigned desk may be all that is needed—especially when the workspace is located in the very heart of the city. The dedicated desk includes a personal desk and a lockable mobile pedestal.
The desk is located in a shared office and remains permanently assigned to you. M17 does not offer hot desks or day passes.

How can I find out which options are currently available?
Office spaces, business address packages and dedicated desks are offered subject to availability. Once you submit an enquiry, M17 will assess which option best suits your requirements and preferred start date. Current availability is not guaranteed on the website.
Can I use Marienplatz 17 solely as a business address?
Yes. The Business Address package can be booked without renting a private office and costs €249 net per month. Business Address Plus costs €499 net per month and supplements the address and mail services with meeting room access for meetings with your own clients or business partners.
Can the business address be used for trade registration or entry in the commercial register?
Following successful client verification, the address at Marienplatz 17 may be used for trade registration, entry in the commercial register, a registered office or a branch office. M17 reviews the intended use before the contract is signed. The relevant authority makes the final decision on any registration or official entry.
