Furnished Offices for an immediate start
Our fully equipped, serviced offices are offered furnished. This means that desks, chairs and the basic office equipment do not have to be purchased and organised before you move in.
A typical scenario: a small team needs a location in Munich and wants to start working shortly after the space is handed over. In this case, a furnished office reduces the organisational work required before the first working day.
Unfurnished spaces can be considered upon request. They are particularly suitable when you already have your own office furniture or want to implement an individual interior concept.
The most exclusive office on the fourth floor
Our unique 34 m² office differs from the other serviced offices in several respects. It is located on the fourth floor, is air-conditioned and features premium-quality flooring.
It also offers direct views of Munich Town Hall and Marienplatz, as well as the famous balcony where FC Bayern celebrates its championship titles. This combination of location, office size and furnishings is specific to this particular space and does not apply to all M17 offices.

Use of a meeting room is included in the office package. M17 does not offer meeting rooms that can be booked separately by the public. The specific terms of use are set out in the respective office agreement or offer.
A different pricing structure applies to entire floors. They are offered at a base rent plus service charges. The included services, furnishings and equipment are therefore agreed separately for the specific floor.
The standard minimum term is 12 months
The offer is intended for companies looking for an established place to work in central Munich—not for daily use, day offices or office space that changes at short notice.
Depending on the space currently available and the organisational arrangements, it may be possible to move in promptly. However, a quick start does not change the standard contractual term.
The office is rented without an agency commission. No separate office setup fee is charged for the offices. A security deposit is foreseen and will be specified in the individual offer.
