How Much Does a 13 m² Office Cost?
The furnished standard office measuring 13 m² costs €1,500 net per month plus VAT. The price includes service charges, daily cleaning, internet, beverages and shared use of the kitchen, bar and meeting room.
What Is the Minimum Term, and Is a Prompt Move-In Possible?
The standard minimum term for M17 offices is twelve months. A prompt move-in may be possible when suitable space is available and all arrangements have been completed. However, this does not make the offer a short-term rental.
Are the Offices Furnished or Unfurnished?
Standard offices are offered furnished, allowing work to begin without first having to purchase basic office equipment. Unfurnished spaces can be considered upon request. Entire floors are subject to their own furnishing and pricing agreement.
Which Services Are Included, and What Applies to Commission and the Security Deposit?
Furnished standard offices include furnishings, service charges, internet, daily cleaning, water, soft drinks, coffee and tea. Meeting room use, mail acceptance, a mailbox, company signage and 24/7 access for office tenants are also included. Office rentals are commission-free, and no separate office setup fee is charged. The security deposit is specified in the individual offer.
For an initial assessment, it is sufficient to provide the preferred type of office, approximate space requirements, furnishing preferences and preferred starting period.

Can the Business Address Be Used for Trade Registration and Entry in the Commercial Register?
Following successful preliminary client verification, the address may be designated within the agreed framework for trade registration, entry in the commercial register, a registered office or a branch office. Are a Dedicated Mailbox and Company Signage Included?
Yes. The Business Address includes a dedicated mailbox and company signage or external signage at the physical Marienplatz 17 location.
How Do Mail Forwarding and the Scanning Service Work?
Mail acceptance and collection in person are included in the basic package. As an optional service, mail can be forwarded twice per month for €59 net per month. The scanning service costs €99 net per month. Postage, the exact scope of the service and further conditions are specified in the offer before the service begins.
Are Registered Letters and Parcels Accepted?
Registered mail delivered without requiring a signature can be accepted. Parcels are handled only by prior arrangement. High parcel volumes, storage of goods and shipping logistics are not included in the service.

Business Address Plus generally includes an average of four hours of meeting room use per week under a fair-use policy. Additional time may be available by prior arrangement and subject to availability. A particular room or requested appointment time is not automatically guaranteed.
Can I Receive Clients, and Is the Meeting Room Publicly Bookable?
Office tenants and Business Address Plus clients may receive their own clients and business partners within the agreed framework. M17 does not provide a general staffed visitor reception service. The meeting rooms are not rented publicly or separately to external parties.
Understanding the Fixed Desk or Dedicated Workspace
Is the Dedicated Workspace a Coworking Product?
The Fixed Desk is located within a shared working environment but is not a conventional hot desk. The desk is personally assigned to you. The package includes a lockable mobile pedestal, internet, beverages, meeting room use, a Business Address, mailbox and company signage.
The price is €849 net per month with a minimum term of six months. Daily bookings, day passes, free choice of workspace and hourly use are not offered.

What Support Is Available to International Companies?
Product consultation and M17-related organisational coordination can be provided in English. English translations help international companies understand and review the contract documents. The German-language documents remain legally authoritative.
M17 can also provide contacts to notaries, tax advisers or lawyers. Legal, tax, company formation and registration services are not provided by M17 itself.

How Easy Is It to Reach Marienplatz 17, and Is the Building Accessible?
