The office has permanently installed air conditioning and premium-quality flooring.
Its most prestigious feature is the exceptional view of Munich Town Hall, Marienplatz and the FC Bayern championship balcony. This unique combination applies exclusively to this particular office.
A further note on air conditioning: mobile air-conditioning units can be provided for other offices where required. Availability is coordinated individually for the relevant office.
Business Address: Basic Price, Options and One-Off Costs
The Business Address costs €249 net per month. It includes the physical address at Marienplatz 17, a dedicated mailbox, company signage, mail acceptance and collection in person.
Two monthly options are available for processing incoming mail:
Mail forwarding twice per month: €59 net per month
Scanning service as required: €99 net per month
A one-off fee of €299 net applies for setup and signage.
Registered mail posted directly into the mailbox can be accepted. Other types of registered mail are not included. Parcels are accepted only by prior arrangement.

A company operating remotely selects the Business Address, mail forwarding twice per month and the scanning service. Postage is not included in this example. The mail services and their conditions are agreed before the service begins.

Business Address Plus
Business Address Plus for Additional Meeting Requirements
Business Address Plus costs 499 Euros net per month. The package is relevant when, in addition to the address and mail-handling process, you plan to hold your own client or business partner meetings at the location.
Business Address Plus is not a publicly bookable meeting room service. Your specific room and meeting requirements are discussed as part of the enquiry process.
Fixed Desk for Regular Work at Marienplatz
The Fixed Desk costs €849 net per month, per workspace. The minimum term is six months.
The package includes:
- a permanently assigned desk,
- a lockable mobile pedestal,
- internet and unlimited beverages,
- use of the meeting room,
- a business address,
a mailbox and company signage.
The Fixed Desk is not a hot desk or day pass. It is suitable for one person who regularly works at Marienplatz but does not require a private, enclosed office.
Entire Floor: Base Rent and Service Charges According to the Offer
Entire floors are offered at a base rent plus all applicable service charges. The specific amount depends on the required floor area, the preferred layout and the agreed conditions.
Four details are sufficient for an initial individual offer:

- preferred layout,
- intended use,
- preferred starting period.
Please note: the services included with standard offices do not automatically apply to an entire floor.

Bicycle parking and public car parks or parking spaces are located approximately 50 metres away. Any external costs are not included in the M17 price overview.
